The Greek Luxury Property Market in 2026: Key Trends Shaping Demand
Greece is strengthening its position on the international luxury property map, with new data pointing to rising demand, higher-value enquiries and an increasingly diverse pool of buyers.
According to Greece Sotheby's International Realty's Mid-Year 2026 market report, expressed buyer demand for Greek luxury residential property reached €6.11 billion during the first half of 2026 — an increase of 35% year-on-year and 19% above its five-year baseline.
But the story is not simply about more demand. It is also about how the luxury buyer is changing.
Buyers are moving further upmarket
The median property value per enquiry increased from €2.30 million in 2025 to €2.95 million in 2026, representing a 28% increase.
Demand at the very top of the market is particularly significant. Properties valued above €5 million accounted for 70% of total demand volume during the first half of the year, according to the same report.
This suggests that Greece is increasingly competing not simply as a holiday-home destination, but within the wider international prime residential market.
International demand continues to evolve
The profile of the international buyer is also changing.
UK demand increased significantly in the first half of 2026, while buyers from a broader range of European markets are becoming increasingly active.
At the same time, Greek buyers remain an important part of the market, accounting for 18.8% of enquiries in Greece Sotheby's data.
The result is a luxury residential market supported by both domestic and international demand.
The Athens Riviera continues to stand out
The Athens Riviera remains one of the defining luxury residential markets in Greece.
Active luxury listings in the area reached a median asking price of approximately €10,000 per square metre, while premium branded developments can command considerably higher prices.
Its combination of coastal living, proximity to Athens and major new luxury developments is helping position the Riviera as an increasingly international prime residential destination.
Luxury buyers increasingly value convenience
The shift taking place in Greece also reflects a broader change in global luxury real estate.
Knight Frank's Wealth Report 2026 identifies a growing premium on turnkey and professionally managed residences, as affluent buyers increasingly prioritise convenience alongside location, design and quality.
Privacy, services and high-quality amenities are also becoming increasingly important within the global prime residential market.
For second-home buyers, this changes the equation.
Owning a premium property is no longer only about the property itself. How easily it fits into the owner's lifestyle — and how little friction comes with owning it — is becoming part of the definition of luxury.
A changing approach to second-home ownership
As buyer priorities evolve, the way premium second homes are accessed can evolve with them.
For buyers who want a high-quality second home in Greece but do not necessarily need full-time use of an entire property, professionally managed co-ownership offers an alternative to traditional ownership.
It combines real estate ownership with shared acquisition and operating costs, while professional management reduces many of the responsibilities traditionally associated with maintaining a second home.
As Greece's luxury residential market matures, the opportunity is therefore not only about where people choose to own.
It is increasingly about how they choose to own.
